What is the points system (WWS)?

The points system, or woningwaarderingsstelsel (WWS), rates a rental home on its quality and features. Points are given for things like living area, WOZ value, energy label, kitchen and bathroom, outdoor space, and parking. More points mean a higher maximum rent. In 2026, the maximum base rent is EUR 932.93 per month for social homes and EUR 1,228.07 for the top of the mid-range segment. These amounts are updated every year, and they apply to the basic rent only, not to service charges or utilities.
